What if I did have maintenance in my rental unit and I had to maintain it.

I'd have to put up with those calls about the faucet leaking... we got some mold because the water tap in the refrigerator broke... the unit has flooded, stuff got all moldy...

If I was having to orchestrate that I would have lost my mind. There's no way I want to handle that kind of stuff.

A good property manager is worth their weight in gold. Property managers allow you to be an investor. An investor being someone who identifies a good asset, buys, and holds it.

A true investor uses property management so that they can make decisions on a high level based on the numbers. Instead of the emotion that comes from a toilet being clogged, putting up with a bad tenant, etc.

Why have a property manager?

They take most of the chaos out of the equation so you can evaluate an investment solely off of the numbers. This is especially true for those of you who are looking to invest in the build-to-rent space.
